Mapping Your Project

Accurately showing New Residential Development projects brings unique challenges. Showing your buyers exactly where each lot is, what surrounds it, where the roads will be what the master plan layout will look like and what the buildable area is can be daunting. Especially when very little of the development may be built or even under construction.

Starting from your plat we can render in each lot in high accuracy showing each parcel, lot corner and dimensions. Highlighting exactly what each lot will look like on top of the plat or master plan displayed over an existing aerial.

More importantly each parcel is clickable with information about that lot. From address, lot number, acres, price, lot status or availability. Links to your pictures of the lot or dedicated website per location can be added for added dimension. Additional fields of information can be added to fit your needs. All of these fields for each lot can be changed at any time by you or your team through a dedicated app. Adding flexibility to change as needed on the fly.

All of this easily displayed in a dedicated map for the public to see your available property. We take a deep dive showcasing all aspects of the process here.

Let’s breakdown the process.

Using maps in Commercial Real Estate is key to communicating all the most important items of the deal. How you deliver that information comes in many forms from screen shots from your favorite free map platform, Adobe design, to using a full GIS. Lots of options for different costs and level of detail. If you are looking for the latter option here are some options that might be of interest that could help your business.

We will be showcasing three types of map products. Traditional PDF Maps, External Interactive Maps and Internal Interactive Maps.

Traditional PDF Maps

Traditional PDF Maps are closely used with existing marketing efforts. These maps can be included within the flyer or offering that is assembled within Adobe Design. Also these maps can be used as a standalone map for tenant or landlord specific uses.

Expanding on our previous commercial real estate webmap examples we dive into a sample dataset of retail site selection. This time we are looking for a site for an existing bank.

To keep things simple in this process we have compiled four different datasets that will help assist our hypothetical bank client in getting a better look at the expansion options. You can follow along here.

To start our sample client Chase Bank is looking to expand and wants to see where they are currently located in a market. Competition is important so we add all other banks in the area to the map as a new layer that is clickable for more information.

Next we show the tour locations that are available. Each new potential area has multiple possible sites that each has potential. All named and numbered for easy identification. More site information can be added like a picture ore link to the flyer.

Finally they like to have some distance between their locations so we overlay a 1 mile ring around each existing location to ensure sites are far enough apart. This ensures that any new location will not dramatically impact an existing location. This also applies to the tour locations as well as a different color to show proposed service areas.

Now you can show all of this on fixed map or PDF. But with all of this info being on one webmap we can see the entire overview of the market down to the exact sites. One stop shop for quickly making decisions for the client, saving time for all parties.

Real Estate Tour Maps are one of the core items agents need. Long ago they were printed and bound in a book of paper. Currently they exist as a PDF that includes every flyer or a summary text and possibly picture of each location. What if there was the next gen in presenting your possible locations to your client that was 100% web based. It’s time to explore the Real Estate Tour Webmap

There are many different and constantly changing web platforms that you can use to accomplish this tour map for the web. We like the idea of it being map based so you can see where each location is along with the pertinent information along with a picture of each location.

First option is a focused approach. Here is a sample.

As you scroll through this tour map you first get an overview map of all your sites. Then as you proceed down the map on the right zooms to each location while the text on the left displays the focused info.

Tour Map V1

Second option is a different take with the same information. Here is a sample.

This tour map is a three frame setup that you can click on each area to dynamically view the sites. Each location is numbered and the text for each location is displayed over the bottom of the picture.

These are just two of many options to create a Real Estate Tour webmap.

Logo WebMaps

If you saw our previous post on one of the most popular types of Real Estate maps, the Logo Map. We have a new twist on that topic. What if you want to view a larger area or have the ability to zoom around and see who is where? Enter in the new offering of Logo Webmaps.

What makes these so different? Well if you have your competitors in a database this is a strait forward application. Sorry this is where Real Estate Retail Logo Maps made by designers with Adobe products can’t follow. Taking that database of tenant locations that has each location rooftop accurate in location we can start to apply new symbology to each tenant.

Now depending on your tenant mix this could be a long list so best to be targeted in one of two ways. First narrow your target area to show more tenants around a specific retail hub. Or second narrow your competitors you would like to show over a larger area. Follow one of the two options an it will ensure your map is clean and easily understandable to your audience.

You can add to the mix some sites either by point marker or site outline for clarity. Other datasets can be overlaid like your geo located photos of each site, current traffic counts from the local DOT or even Parcel outlines. Additions are potentially endless depending on your current project needs. See an example you can test drive here.

Lets say you are out taking pictures of locations with your phone. Possibly for an upcoming real estate tour. Go into your phone settings and make sure that location tags (Geotagged) are enabled. This means that every time you snap a picture with your phone, location data will be captured and tagged to your photo in the background. Think time, date, location (Latitude & Longitude) based on your inboard GPS or Triangulated position. Geo Locate Photos Automatically without breaking a sweat.

Why is this important? Well there are pieces of software out there that can read that location information. If you have your Geotag turned on you can send the photos to us here at Mapsynergy. These photos can be run through a script that plots a location on the map for each photo based on that Geotag info.

This can speed the time it takes to make that tour map since the location info is already hiding in your data. Important information can be added to the dataset like tour number or location name even active rates. The end product could be a simple PDF map or more interesting a web map that you can click on each tour location and see the picture you just submitted.

Location Mapping is one of the core maps needed in real estate. By taking any list containing any number of locations can be clearly marked for your client.

Most real estate clients have some key information, usually in excel that they need to see mapped out. It could be lists of locations they own. Potential sites to relocate to. Competitors or even distribution hubs for logistics. Seeing all locations on one map gives scale to the client. Adding a legend with pertinent information like location or location numbers gives a quick way to display information.

This is the most popular way shopping mall maps display locations as well. Even including colors to denote each locations type of say, shoes vs accessories vs food. This type of map gives the client a way to find locations on a map and find locations via the legend. Covering all aspects of how people search for locations in one map.

Analyzing locations based on a standardized Zip Code level is common. Typically this is called zip code analysis. We take customer location data in excel and display the densities of each zip by color and labeled each zip code, all overlaid on a custom base map.

Let’s say you have 75,000 addresses of customers. Seeing patterns in the individual locations will be difficult. What if you generalize it down to the zip code level? By generalizing your data you get to see the overall pattern of customers much easier than the original list. Things to watch out for is overselling density with larger zip codes. They could exaggerate the truth, an additional step in normalizing could be needed. Applying color to each zip code based on it’s value results in a heat mapping effect, drawing your eye to the most important areas.

The simplicity of this approach is what makes zip code analysis or heat mapping so valuable. It generalizes your data down to something that’s easy to understand.

When office tenants want to relocate to new space they usually prefer to be closer to their existing employees. What is the best way to accomplish that task? Adding an employee drive times map is the fastest way to compare locations to employees. First get the lists of available office sites and current employees locations from the client. By mapping out all of that information it gives the client an idea of the search area.

Next we add in the Drive Time Analysis tools that will calculate point to point drive times for each employee to each potential location. What makes this tool even better is you can pick a specific time of day to run it. By flipping the direction of the calculation for morning and night traffic along with that time you get different travel times. The end result is a full list of every employee and the new estimate door to door travel time for each site.

Keep your office clients happy by adding an Employee Drive Times map to your site selection approach. Need one for your office tenants? Contact us.

In Real Estate one of the most popular items you need are Logo Maps. They are the universal item that is requested to properly marketing your site.

Retail Logo Maps do a fantastic job of showing where your site is in comparison to other major draws in the immediate area. They show access points, parking areas, co-tenants and how the overall flow of traffic and people. Clean Logo Maps show how centralized or valued the location of your site really is.

Real Estate Retail Logo Maps

We start the creation process with SIC/NAICS information and query certain tenants based on type, SF and location. We then export out a database of suitable retail competitors and bring that information into our core map. Then we cross reference that database with other third-party sources including retailers’ websites, current listings on google maps, spot check buildings on new aerial imagery and street view products along with other map providers.

Combining imagery data with labeled roads starts the baseline with the tenant database points on top. Then we add the logos to the mix to line up with the tenant database for geographic accuracy. Current Traffic Counts are added to all major roads. Then add your site markings to top things off.

Need one for your next listing? We can accommodate any site in the USA. Contact us.
