<p>Expanding on our previous commercial real estate webmap examples we dive into a sample dataset of retail site selection. This time we are looking for a site for an existing bank.</p>



<p>To keep things simple in this process we have compiled four different datasets that will help assist our hypothetical bank client in getting a better look at the expansion options. <p>To start our sample client Chase Bank is looking to expand and wants to see where they are currently located in a market. Competition is important so we add all other banks in the area to the map as a new layer that is clickable for more information.</p>



<p>Next we show the tour locations that are available. Each new potential area has multiple possible sites that each has potential. All named and numbered for easy identification. More site information can be added like a picture ore link to the flyer.</p>



<p></p>



<p>Finally they like to have some distance between their locations so we overlay a 1 mile ring around each existing location to ensure sites are far enough apart. This ensures that any new location will not dramatically impact an existing location.  This also applies to the tour locations as well as a different color to show proposed service areas.</p>



<p>Now you can show all of this on fixed map or PDF. But with all of this info being on one webmap we can see the entire overview of the market down to the exact sites. One stop shop for quickly making decisions for the client, saving time for all parties.</p>

<p>Real Estate Tour Maps are one of the core items agents need. Long ago they were printed and bound in a book of paper. Currently they exist as a PDF that includes every flyer or a summary text and possibly picture of each location. What if there was the next gen in presenting your possible locations to your client that was 100% web based. It&#8217;s time to explore the Real Estate Tour Webmap</p>



<p>There are many different and constantly changing web platforms that you can use to accomplish this tour map for the web. We like the idea of it being map based so you can see where each location is along with the pertinent information along with a picture of each location.</p>

<p>As you scroll through this tour map you first get an overview map of all your sites. Then as you proceed down the map on the right zooms to each location while the text on the left displays the focused info.</p>

<p>What makes these so different? Well if you have your competitors in a database this is a strait forward application. Sorry this is where Real Estate Retail Logo Maps made by designers with Adobe products can&#8217;t follow. Taking that database of tenant locations that has each location rooftop accurate in location we can start to apply new symbology to each tenant.</p>



<p>Now depending on your tenant mix this could be a long list so best to be targeted in one of two ways. First narrow your target area to show more tenants around a specific retail hub. Or second narrow your competitors you would like to show over a larger area. Follow one of the two options an it will ensure your map is clean and easily understandable to your audience.</p>



<p>You can add to the mix some sites either by point marker or site outline for clarity. <p>Lets say you are out taking pictures of locations with your phone. Possibly for an upcoming real estate tour. &nbsp;Go into your phone settings and make sure that location tags (<a href="https://en.wikipedia.org/wiki/Geotagged_photograph" target="_blank" rel="noreferrer noopener">Geotagged</a>) are enabled. This means that every time you snap a picture with your phone, location data will be captured and tagged to your photo in the background.  Think time, date, location (Latitude &amp; Longitude) based on your inboard&nbsp;<a href="https://en.wikipedia.org/wiki/Mobile_phone_tracking" target="_blank" rel="noreferrer noopener">GPS or Triangulated position</a>. Geo Locate Photos Automatically without breaking a sweat.</p>

<p>Why is this important? Well there are pieces of software out there that can read that location information. If you have your Geotag turned on you can send the photos to us here at Mapsynergy. These photos can be run through a script that plots a location on the map for each photo based on that Geotag info.</p>

Important information can be added to the dataset like tour number or location name even active rates. <h1 class="wp-block-heading"><strong>Webmaps 101</strong></h1>



<p>We have been spending lots of time lately building and configuring various webmaps for several clients and we thought why not show some examples?</p>



<p><strong>First why use a webmap?</strong></p>



<p>If you need to dynamically interact with data or be able to zoom and pan around on the fly AND your going to have a connection to the internet all the time, it&#8217;s good option to start developing. <u>One key note here, you have to be careful on the design of the overall webmap as to not overload it with information that could confuse/clutter or slow performance.</u></p>



<p>We primarily use <a title="ArcGIS online" href="http://www.arcgis.com/features/index.html" target="_blank" rel="noopener noreferrer">ArcGIS Online</a> for our webmap projects, either using our in-house account or using the clients account. Each have their pluses and minuses that we can walk you through.</p>



<p>To get started, you need an overall goal. Really a blueprint on what this shiny new webmap will accomplish for you. This is where we listen to your needs and recommend a direction. When the rough framework is in place then we need to look at what data you have or what you need to get. <u>Never overlook the data part, this is where most projects get tripped up.</u></p>



<p>After both pieces are in place then the development of the webmap commences. When the initial configs are complete then we open it up to client testing to see if we hit the desired mark, adjusting as necessary.</p>

<p>Typically this leads to more questions on what is possible to add in a webmap for other projects. Then we start the process over in defining the new goal.</p>

<p>We are going to elevate our demographics game to another area that isn&#8217;t talked about much.</p>
<h1>What can you get out of Demographics?</h1>
<p>Take your existing data (lets say a trade area or service area) and populate that boundary with all kinds of specific demographic information that pertains to your goal.</p>
<p>This isn&#8217;t the laundry list of potential values like Population, Households and Income. We can custom tailor the variables that you need and calculate new ones based on that info. Then package all the targeted variables up into a webmap that you can reference and work with. Keeping the data useful and relevant for ongoing projects.</p>
<p>We find this new way to visualize targeted demographic information about your location very useful when combining that data with other inputs. It then becomes a baseline of research data for your team.</p>
<p>We hope this short glimpse into a new way of displaying demographic information sparks some key uses in your organization. If so we would love to put something together for you.</p>
